1] Our project, Abhi Garden, is registered with the Maharashtra Real Estate Regulatory Authority (MahaRERA), and our project's MahaRERA Registration Number is P99000053459.

2] The builder warrants that all details of the project, including the sanctioned plans, layout plans, amenities, specifications, and the Agreement for Sale (AFA), are available on the official MahaRERA website and are accurately reflected on the builder's website.

3] Sales are exclusively based on the Carpet Area, as defined under the RERA Act (the net usable floor area of the apartment, excluding areas covered by external walls, service shafts, exclusive balconies/verandas, and exclusive open terrace areas). The price quoted is for the RERA Carpet Area only.

4] The builder warrants that all necessary approvals, clearances, and No-Objection Certificates (NOCs) from competent authorities (like the local Municipal Corporation/planning authority) for the project are obtained and maintained.

5] The builder shall not accept more than 10% of the total cost of the apartment, including land cost, as an application fee or advance payment without first entering into a registered Agreement for Sale with the allottee.

6] The subsequent payment schedule will be milestone-based, as specified in the RERA-mandated Agreement for Sale, and shall be linked to the stage of construction.

7] All government fees, taxes (e.g., GST), Stamp Duty, Registration Charges, and any other statutory levies are extra and payable by the Allottee as applicable at the time of demand/possession. These charges are subject to change based on government notifications.

8] The builder confirms that a separate Escrow Account for the project is maintained in accordance with RERA guidelines, and at least 70% of the amounts realized from allottees are deposited into this account and used solely for the construction and land costs of the specific project.

9] The builder commits to the expected date of possession as declared in the RERA registration. Possession will be offered only after obtaining the final and unconditional Occupancy Certificate (OC) and Completion Certificate (CC) from the competent authority.

10] In case of delay in handing over possession as per the Agreement for Sale, the builder is liable to pay interest to the allottee for every month of delay until possession is given, at the rate prescribed under RERA Rules.

11] In case of default in payment by the allottee, they shall be liable to pay interest at the same rate as the builder is liable to pay for a delay in possession, as per RERA rules.

12] The builder is liable to rectify any structural defects or any other defects in the workmanship, quality, or provision of services for a period of five years from the date of handing over possession, without any further charge. The builder must rectify such defects within 30 days of being informed.

13] The sale transaction shall be governed by the provisions of the Real Estate (Regulation and Development) Act, 2016 (RERA), the Maharashtra RERA Rules, and other applicable laws.

14] Any disputes arising out of the transaction or the Agreement for Sale can be filed with the MahaRERA Authority or the MahaRERA Appellate Tribunal, which shall have jurisdiction.

15] Any additions or alterations to the sanctioned plan, except for minor changes, shall only be carried out with the previous written consent of at least two-thirds of the allottees in the project, as mandated by RERA.

16] All plans, designs, images (e.g., 3D renderings), facilities, and specifications displayed on the website are purely indicative, provisional, and illustrative and are subject to change/modification/amendment as per the final approval from the competent authorities or the requirements of RERA.

17] The development and transaction shall be exclusively governed by the terms and conditions contained in the duly registered Agreement for Sale, which will be the final document binding both parties.

18] Users are advised to independently verify all details, including area, amenities, services, and commercial terms, by contacting the sales team and physically visiting the site before making any purchase decision.
